By the sounds of it if your silicone is coming away after only 5 years i would be dismantleing the whole tank and remaking it. a decent made tank should last 20 years at least before becoming a problem. All comes down to surface preparation and type of silicone as to how long a tank will last in the long run.

I would reseal the inside. Water test outside for at least a week before bringing inside.

1- do a search using the search option, there are some very indepth articles about resealing tanks.

2- buy the best silicone you can get your hands on.

3- make sure when you take all the silicone off the inside it absolutly left clean, use a recommended solvent to clean off any silicone residue.

4- dont be too heavy handed reapplying silicone. You will end up wasting more than you leave on the tank. wasting your expensive silicone.

5- water test. Do not skip this step!

Good luck :D

Sellys is shit. Avoid at all costs.

Go for a proffesional brand like Dow Corning.

Might be two or three times more expensive than selleys, but it's like comparing Hyundai to Toyota. You get what you pay for.
